Are you interested in building a modular home? This is an exciting venture that does take time and planning. We want to provide a breakdown of the typical modular home building process. Or course, this process will vary depending on your unique situation and circumstances, but this can give you an idea of what all is involved.1) Land/Lot Development
Purchase
- Clear title (if not already owned)
- Conduct site accessibility study before purchase (if not already owned)
- Perk/probe test or public sewer if available (conduct before purchase if not already owned)
- Land survey (if not already owned)
Design, Paperwork & Development
- Select modular model
- Develop and finalize prints, plans, options, finishes, and specs
- Sign contracts
- Sign-off on plans and specs
- Secure financing
- Set target occupancy date
- Issue deposit
- Establish construction activities/schedule
- Obtain and post permits including building, electrical, plumbing, mechanical, road, & more
- Application for gas/electrical service
- Site survey
FOUNDATION & SITE WORK
- Site preparation including dumpster delivery
- Layout and excavation
- Pour footings & footing inspection
- Install under-slab utilities
- Construction and inspection of foundation walls
- Basement window installation
- Pouring of the basement floor
- Backfilling
SITE PREPARATION
- Completion of foundations and footings
- Obstacles for crane and transporters removed
- Scheduling of set crew, crane operator, and utility crew
MODULAR HOME SETTING
- Module delivery and unwrapping
- Checking inventory
- Module set
- Fasten and check the module
- Prepare mating surfaces, wires, pipes ducts, and stairs
- Posts/support columns set
- Lift roof, dormers, and other roof elements
- Make the home weather-tight
EXTERIOR FINISHING
- Siding and masonry
